IMPORTANT NOTES:
- Limited availability subject to inventory. Price shown is for typical inner units. Only few units available with this price.
- Corner and end lots have bigger areas and thus higher price depending on the size of the lot ( by 10% or more).

TERMS AND CONDITION:
- Reservation fee, downpayments and amortizations are NOT refundable.
- But it is transferable to another person or unit provided under same agent and developer. Transfer Fee: Php3,000.00.
- If downpayment is paid in cash, 7.5% discount apply base on net downpayment.
- If total contract price is paid in full cash within 7days, you have 10% discount base on the net selling price.
- Docs requirements for loan financing must be submitted within 60 days.

Who is your developer?
Our developer is Property Company of Friends or better known as PROFRIENDS. They are a property development company that started operations in February 1999. It was established by a group of dynamic individuals who espoused a common vision of creating communities and transforming lives by providing affordable, good quality homes. A dominant leader and industry prime mover in property development especially in Nearby Cavite areas.
Bakit iba-iba ang price na nakikita ko sa mga agents? (New addition)
Nagkaka-iba lamang po sa advertisements nila pero ang totoo po ay isa lamang ang inventory ni PROFRIENDS and they all have the same pricing. Some agents do not include the Legal and Miscellaneous Fees and just post the selling price of the unit while some already add both selling price plus legal & misc. fees to show the Total Contract Price.
What is a "Reservation Fee"?
Reservation fee is part of your downpayment. So it will be deducted from your down payment(DP). It is not refundable for most if not all developers because it constitutes as remuneration for the chance that developer might have sold it to someone else when the original buyer cancels. But you can transfer it to another unit location or owner. Provided, under same agent and developer. Only Personal Checks, Manager Checks, Credit Cards (Visa and Mastercard) and Cash are accepted as payment.
What is this "Monthly Downpayment"?
Your first downpayment will start 30-45 days after you paid your reservation. No overlapping of payments since hindi magsasabay ang pagbabayad ng reservation at first downpayment at amortization. Downpayments can be transferred to another person or unit provided under same agent, developer and same price or price is higher than old unit. Payments made will be duly credited in the new owner or choosen unit. If partial commission to Agent has ben released and there are past due penalties and interest incurred, these will be deducted to payments made (net of reservation). Transfer fee for this transaction is Php3,000.00 to be paid upon approval of request. Approval may takes 2 weeks.
What is "Monthly Amortization"?
The first monthly amortization will immediately start after you have fully paid the downpayment. Again, NO overlapping of payments since hindi magsasabay ang monthly downpayment at monthly amortization.
What are Legal & Miscellaneous Fees for?
These are payment for the following:
1. Premiums for the first years coverage-mortgage redemption insurance (MRI) & fire insurance.
2. Real property taxes for one year
3. Blue print of the houseplans (one set)
4. Home Owners Association (HOA) dues for provision for preventive maintenance.
5. Administrative and documentary expences.
6. Other government fees.
Are there hidden charges?
There are NO HIDDEN charges. Developer does not charge MOVE-IN fees. You will apply for water and Meralco connection after house is turned-over and accepted.
WATER
Estimated cost for water connection is Php3,800.00 (deposit & meter). Timetable is 1-2 weeks from application date. Cost may vary depending on choosen project. Developer will give a referral letter to client to expedite application.
MERALCO
Estimated cost for electrical connection is Php2,700.00 (deposit & meter). Timetable is 3-4 weeks from application date. Cost may vary depending on choosen project. Developer will give a referral letter to client to expedite application.
Construction Bond
Is required by Developer only if Buyer construct improvement (tiles/fence/balcony) after house is accepted. Estimated amount is Php 5,500 - 10,500.00 depending on housing project choosen. This Bond will pay for any damages (should there be any) during construction of improvement period. Bond will be refunded if there is no damage done during construction.
Pre-Termination Fee
Developer charges a pretermination fee of 14% if buyer decides to loan the Balance or Loanable Amount of Inhouse Financing to Pagibig (Individual Application). You or thru your SPA, will apply the loan with PAGIBIG Office. Developer will not handle the loan processing. While loan is on process, you will be paying amortization base on INHOUSE computation.
When Can I Move-in?
For Bank Financing:
1.) On your 16th-18th month after your last down payment on the 15th month and
2.) Bank has take-out your loan (bank has paid the developer).
These 2 requirements must be present before you will be allowed to move-in. In case your loan is still pending due to unsubmitted requirements needed for loan processing, moving-in on the 16th-18th month will not be allowed.
For In-House Financing:
Three (3) mos. after full payment of downpayment and submission of full requirements (docs & postdated checks). No need for loan take-out. If the 80% balance is thru individual filing of Pag-ibig Financing, Move-in only after full payment of downpayment or equity, payment of pretermination fee and Title cost transfer and full submission of requirements.
For Spot Cash Buyers or Spot Full Downpayment
For non-RFO units, House completion and turnover will still follow by Developer's house completion schedule as shown in the Inventory Sheet. For Ready for Occupancy Units (RFO) with Notice of Completion, Buyers can move-in immediately.
Important reminders:
Developer will not allow you to move-in or transfer unless ALL REQUIRED DOCUMENTS and POSTDATED CHECKS are fully submitted.
When will they start the house construction?
Estimated to starts on your 10th month of downpayment.
House improvement for In-house Financing:
Developer only accepts deletion of tiles in Bathroom & Kitchen countertop. Deletion charge is Php1,000.00. Letter of request must be sent before house construction starts. Approval of request takes 2 weeks. You will be informed. Buyer must get outside contractor to do the improvement of their unit. You can only start installation of tiles/improvement after house is turned-over.
House improvement for Bank Financing:
Developer do not accepts deletion of tiles in Bathroom & Kitchen countertop. You can only start installation of tiles/improvement after house is turned-over. Buyer must get outside contractor to do the improvement of their unit

Terms and Terminology:
SPA - means "Special Power of Attorney". An authority given to representative of OFW buyers to transact in his/her behalf.
Atty-in-Fact - means "Attorney in Fact". Another name for SPA
Cedula - is not required for OFW buyer. If your a married OFW, only spouse in Philippines submit cedula. If single, only the SPA need to submit for the OFW.
Who are allowed as SPA or Atty-in-Fact? - Wife, Mother, Father, Brother, Sister or Friends.
Tax Identification No. (TIN) - OFW are exempted in tax. But TIN is a requirement in transfering lot Title to Buyer's name. So SPA / Atty-in-Fact will apply a TIN in behalf of the OFW buyer. Applying is fast and easy.
Certificate of Employment and Compensation - Gross salary and allowances must be indicated in the certificate. Must be Consularized by our embassy for OFWs.
Special Power of Attorney Form if signed abroad must be consularized by our embassy. Only 3 copies is required to be consularized for OFW buyers except when they were present in the Philippines during the time of reservation, OFW buyer only needs to submit photocopy of passport with date of arrival.
